Die ORGATEC im Interview mit Jonathan Reinartz, Senior Associate Smart Buildings bei der evolutiq GmbH
Die Idee hinter dem Kölner Bürogebäude THE SHIP ist einfach: Eine digitalisierte Arbeitsumgebung, in der Menschen sich wohlfühlen. Die Umsetzung war allerdings um einiges komplexer. Der Bau wurde mit einer künstlichen Gebäudeintelligenz ausgestattet, die sich die Präferenzen der Nutzer merkt. Als „digitaler Superbau“ machte das Projekt bei der Eröffnung Schlagzeilen. Nun gehen die Betreiber noch einen Schritt weiter und planen den angrenzenden Bürobau „Vorum“ nach dem Human Centric Building-Konzept. Doch was macht die Bürogebäude so besonders und wie hat sich die smarte Arbeitsumgebung bislang bewährt. Eine Bestandsaufnahme mit Jonathan Reinartz, Senior Associate Smart Buildings bei der evolutiq GmbH, die beide Bürobauten betreibt.Herr Reinartz, welche Intention verbinden Sie mit den Bürobauten THE SHIP und Vorum?
"Kurz gesagt möchten wir mit THE SHIP und dem angrenzend entstehenden Vorum lebenswerte Arbeitswelten schaffen. Die Menschen, die hier auf dem Campus arbeiten, sollen sich wohlfühlen. Dafür stellen wir ihre Bedürfnisse und ihre Ansprüche an ein modernes Arbeitsumfeld in den Mittelpunkt. Wir bieten Komfort, eine tolle Infrastruktur und eine kommunikative, lebendige Atmosphäre."
Wie ermitteln Sie denn die Bedürfnisse und Ansprüche der Mitarbeitenden?
In der Planungsphase von THE SHIP, das vor etwa zwei Jahren eröffnet wurde, haben wir auf konkrete Bedarfsanalysen gesetzt und ein maßgeschneidertes Konzept entwickelt. Da sich diese Herangehensweise voll ausgezahlt hat, gehen wir beim Vorum genauso vor. Das Gebäude soll 2025 fertiggestellt werden. Neueste Forschungsergebnisse zum Thema Wohlbefinden und Gesundheit am Arbeitsplatz fließen hier in die Planung mit ein. Am Ende gehört für uns der Einsatz zukunftsweisender, intelligenter Gebäudetechnologien genauso dazu wie umfangreiche Mobilitäts- und Gastronomiekonzepte. Mit diesem ganzheitlichen Ansatz heben wir uns von einem Großteil der aktuellen Bauprojekte in Deutschland ab.
Die Infrastruktur ist am New-Work-Gedanken orientiert. Was bedeutet das konkret?
Mit THE SHIP haben wir bereits unsere Vorstellung einer zukunftsfähigen Arbeitswelt umgesetzt. Die Mitarbeiter im Gebäude profitieren zum Beispiel davon, dass sie ein Gym, ein gutes Restaurant und eine Kita direkt im Haus haben. Für das Vorum denken wir dieses Konzept noch etwas weiter. Es wird zum Beispiel einen Foodcourt, begrünte Außengastronomie, eine Barista-Bar mit Eisdiele und einen Bio-Hofladen geben.
Wie spiegelt sich New Work in der Büroorganisation wider?
Beide Gebäude zeichnet aus, dass die Büroflächen besonders flexibel gestaltet sind. Das heißt, für jede Aufgabe im Arbeitsalltag möchten wir die richtige Umgebung bieten: Think-Tanks für ein effektives Brainstorming oder Phone Capsules für einen wichtigen Anruf, bei dem man ungestört sein will. Gleichzeitig fördern wir, ganz im Zeichen von New Work, Kollaborationen. Dazu bieten wir viele kleine Orte auf dem Campus, an denen man sich ungezwungen austauschen kann – zum Beispiel auf der Dachterrasse von THE SHIP mit Blick über Köln. Wir glauben, dass eine angenehme, anregende Atmosphäre, in der man auch die Gelegenheit hat, zwischendrin Kraft zu tanken, die Konzentration und Leistungsfähigkeit fördert.
Was steckt hinter dem Human Centric Building-Konzept, mit dem das neue Bürogebäude Vorum entwickelt wurde?
In einem Human Centric Building sollen die Nutzererfahrungen am Arbeitsplatz verbessert werden. Eine Immobilie erfüllt diesen Anspruch, wenn sie konsequent aus der Nutzerperspektive geplant und umgesetzt wird. Das betrifft alle mit dem Bau verbundenen Entscheidungen: von der architektonischen Gestaltung, über die Infrastruktur und Ausstattung der Büroflächen, bis hin zur Gebäudedigitalisierung und der Optimierung von Licht, Schall und Klima. Generell ist es interessant, dass jetzt mit dem Human Centric Building-Konzept gesundheitliche und psychologische Themen in die traditionelle Bauindustrie einfließen. Dies wird in den nächsten Jahren sicherlich viel verändern.
Was macht die Gebäude zu Vorreitern im Hinblick auf Smart Offices?
Eine Gebäudedigitalisierung nach neuesten technologischen Standards ist unserer Meinung nach ein Muss. THE SHIP ist zum Beispiel mit zahlreichen smarten Features ausgestattet, die die Nutzererfahrung am Arbeitsplatz verbessern. So haben wir unter anderem eine Gebäude-App im Einsatz, die nützliche Funktionen wie Keyless-Entry, Workspace-Buchungen und kontaktloses Bezahlen im Restaurant ermöglicht. Eine Gebäudenavigation für externe Gäste gehört ebenfalls dazu. In THE SHIP sind über 2.500 Sensoren, 156 Zugangskontrollpunkte und 146 Beacons verbaut. Auf Basis von Bewegungsdaten sorgt die digitale Intelligenz für eine automatische und ressourcenfreundliche Steuerung von Klima und Beleuchtung im gesamten Gebäude. So smart die Immobilie auch ist, IT-Sicherheit und Datenschutz stehen für uns an oberster Stelle. Die Anonymität jedes Nutzers bleibt gemäß der DSGVO gewahrt.
Wird dieses smarte Design mit dem Neubau des Vorum weiterentwickelt?
Auch im Vorum werden wir eine umfassende Gebäudedigitalisierung umsetzen, die dann den neuesten technologischen Innovationen entsprechen wird. Dabei haben wir das Glück, direkt von den Erfahrungen zu profitieren, die wir tagtäglich im Umgang mit den digitalen Prozessen in THE SHIP machen. Für das Vorum denken wir an zusätzliche Features, wie zum Beispiel einen Digital-Concierge-Service und umfassende Digital-Signage-Lösungen. Vor allem aber sollen die smarten Funktionen zum Arbeitsalltag der Mieter passen.
Wie hat sich das Bürokonzept und die smarte Ausstattung von „THE SHIP“ in der Coronapandemie bewährt und welche Schlüsse wurden daraus für den Neubau Vorum gezogen?
In erster Linie haben sich mit der Pandemie natürlich die Ansprüche an die gesundheitliche Sicherheit am Arbeitsplatz verändert. Die neuen Anforderungen beantworten wir zum Beispiel mit dem Einbau modernster HEPA-Luftfilteranlagen. Für uns ist aber auch offensichtlich geworden, dass starre Raumplanungen mittlerweile ein Konstrukt der Vergangenheit sind. Das Konzept der „Activity based Workspaces“ mit den unterschiedlichen Bereichen für jede Situation im Arbeitsalltag, wird von den Nutzern in THE SHIP zum Beispiel sehr gut angenommen. Das zeigt: was ein Büro jetzt und in Zukunft ausmacht, ist, dass es einen sicheren Rahmen und gleichzeitig möglichst viel Freiraum für Kreativität und Austausch bietet. Denn das ist es ja auch, was man im Homeoffice vermisst. Das Wohlbefinden am Arbeitsplatz und die individuellen Bedürfnisse rücken in den Fokus. Wenn Unternehmen ihren Mitarbeitern solch zukunftsweisende Arbeitsumgebungen bieten, können sie auch in Sachen Mitarbeiterbindung und Employer Branding punkten.

workplace-Kongress
Am 25. Oktober 2022 findet auf der ORGATEC der workplace-Kongress zum Thema Office Gestaltung statt. Der Kongress beleuchtet aus verschiedenen Blickwinkeln, wie eine effiziente Büro-Arbeitswelt in der Mid- und Post-Pandemiezeit aussehen sollte. Dabei richtet sich die Veranstaltung insbesondere an Facility Manager, Office Planer, Architekten und Innenarchitekten, HR-Verantwortliche.

ORGATEC interviews Jonathan Reinartz, Senior Associate Smart Buildings at evolutiq GmbH
The idea behind the Cologne office building THE SHIP is simple: a digitalised work environment in which people feel at ease. However, implementation was quite a bit more complicated. The building was equipped with an artificial building intelligence that notes the preferences of users. The project made headlines as a "digital superstructure" when it opened. Now the operators are going a step further and are planning the neighbouring "Vorum" office building in accordance with the Human Centric Building concept. But what makes the building so special and how has the smart work environment performed to date. A stocktaking with Jonathan Reinartz, Senior Associate Smart Buildings at evolutiq GmbH,which operates the two office buildings.Mr Reinartz, what intention links you with the office buildings THE SHIP and Vorum?
"Briefly, we want to create high-value work worlds with THE SHIP and the neighbouring Vorum, now in progress. The people who work on the campus should feel at ease. This is why we focus on their needs and requirements for a modern work environment. We offer comfort, great infrastructure and a communicative, lively atmosphere."
How do you determine the needs and wishes of the employees?
During the planning phase for THE SHIP, which commenced around two years ago, we relied on concrete needs analyses and developed a customised concept. Because this approach completely paid off, we are proceeding in exactly the same way with Vorum. The building should be completed in 2025. The latest research findings on the themes of well-being and health also flow into the planning here. In the end, this just as much includes the use of pioneering, intelligent building technologies as extensive mobility and gastronomy concepts. With this holistic approach, we set ourselves apart from the majority of current building projects in Germany.
The infrastructure is oriented to New Work thought. What does this mean in concrete terms?
With THE SHIP, we have already realised our conception of a work world fit for the future. The employees in the building profit from, for example, the fact that we have a gym, a good restaurant and a day care in the building. We are taking this concept a step further for the Vorum. For example, there will be a food court, outdoor gastronomy in a green space, a barista bar with an ice cream shop and an organic farm shop.
How is New Work reflected in the office organisation?
Both buildings are distinguished by the fact that the office areas have been designed to be especially flexible. This means that we want to provide the right environment for every task in the everyday work routine: think tanks for effective brainstorming or phone capsules for an important call without being disturbed. At the same time, we promote collaborations, entirely in keeping with the spirit of New Work. To this purpose, we provide many small locations on campus, where one can casually exchange ideas – for example, on the rooftop patio of THE SHIP with a view of Cologne. We believe that a pleasant, stimulating atmosphere, in which one also has the opportunity to recharge now and again, improves concentration and performance.
What is behind the Human Centric Building concept, with which the new Vorum office building was developed?
User experiences at the workplace should be improved in a Human Centric Building. A property fulfils this requirement when it is consistently planned and realised from the user perspective. This applies to all decisions relating to the building: from the architectural design through the infrastructure and equipping of the office spaces to building digitalisation and the optimising of light, sound and climate. In general, it is interesting that health and psychological themes are now flowing into the traditional construction industry with the Human Centric Building concept. This is sure to change a lot in coming years.
What makes the buildings pioneers with a view to smart offices?
In our opinion, building digitalisation in keeping with the latest technological standards is a must. THE SHIP, for example, is equipped with many smart features that improve the user experience at the workplace. Thus, among other features, we use a building app that enables useful functions like keyless entry, workspace bookings and contact-free payment in the restaurant. This also includes building navigation for external guests. There are more than 2,500 sensors, 156 access control points and 146 beacons installed in THE SHIP. On the basis of motion data, the digital intelligence ensures the automatic and resource-friendly control of climate and lighting everywhere in the building. As smart as the property is, IT security and data protection are our top priority. The anonymity of each user is ensured in keeping with the GDPR.
Will this smart design be developed further with the Vorum new building?
We will also implement extensive building digitalisation in the Vorum, which will then correspond with state of the art technological innovations. In the process, we are fortunate to be able to profit directly from the experiences we are gathering every day in dealing with the digital processes in THE SHIP. We are thinking of additional features for the Vorum, for example, a digital concierge service and comprehensive digital signage solutions. Most importantly, however, the smart functions should be appropriate for the work routine of the tenants.
How has the office concept and the smart outfitting of "THE SHIP" performed in the corona pandemic, and what conclusions were reached for the Vorum new building?
Most importantly, the requirements for health safety in the workplace have of course changed with the pandemic. We address the new requirements, for example, with the installation of the most modern HEPA-air filter systems. However, it has also become apparent to us that rigid room plans have in the meantime become a thing of the past. For example, users in THE SHIP have responded very well to the concept of "activity-based workspaces“ with various areas for every situation in the everyday work routine. This shows that what characterises an office now and will define it in the future is that it provides a secure framework and at the same time the greatest possible freedom for creativity and exchange. After all, this is what people have missed most in home office. The focus is shifting to the feeling of well-being at the workplace and individual needs. When companies offer their employees such pioneering work environments, they can also score points with regard to employee retention and employer branding.

As a continuation of the successful Inspired Collaboration special event, ORGATEC, in cooperation with the zgoll:GmbH, will impressively demonstrate with the "Inspired Hybrid Office" special event how a hybrid work world inspires people, brings teams together and makes it possible for employees to work together as a team from anywhere. And this not in the distant future but right now and with the present technologies, when they are sensibly combined and intelligently integrated.

workplace congress
The workplace congress on the topic of office design will take place on 25 October 2022 at ORGATEC. The congress will illuminate what an efficient office work world might look in the mid- and post-pandemic era from various angles. The event is especially oriented to facility managers, office planners, architects, interior designers and HR managers.
